There's a risk assessment based on your PROFILE, then a decision would be made.

Standard Documents

  • Rental Application (Form 410),

  • Identification Document (Driver License / Passport / Identification Card),

  • Employment Letter,

  • Pay stub / slips (Last 4, recent),

  • and Credit Report (Equifax or TransUnion).

DISCLOSURE

Threshold for each LANDLORD are different. Each case is different.

For example, some LANDLORDs have preference towards:

  • Working Professionals,

  • International Students,

  • Single Individuals,

  • Individuals WITHOUT Pets,

  • Couples,

  • Married couples,

  • Local citizens,

  • Credit Score (I.e., 700+, 800+, etc.,)

TIPS / ADVICE

(not required)

  • The more Transparent, the better the odds

        (assuming your profile and finances are good),

  • Providing additional Rental Payment Upfront (increase your chances significantly),

  • Providing your last 12 month's of your Bank Statements (not required, but helpful),

  • General rule; 30% of gross income to Rent
