What you'll need (have it ready before you start)

The application takes about 10 minutes if you have everything in hand:

• Government-issued ID — driver's license, passport, or PR card. You'll upload a photo.
• Proof of employment — recent pay stub or employer letter stating your role, start date, and annual salary.
• Bank verification — secure connection to your bank (read-only). Verifies income and account balance. Way faster than uploading 3 months of statements.
• References — previous landlord (if any) + one personal or professional reference.
• Authorization for credit check — Equifax or TransUnion. Soft pull, doesn't affect your score.

How it works

Step 1 — Fill the application (10 min)

You click Start your application below. You're handed off to SingleKey, a Canadian screening service I use for every renter. The form is short, secure, and saves your progress if you need a break.

Step 2 — I review your package (same day)

The moment you submit, I get the report. Usually I reply within a few hours during business hours, end of next morning at the latest.

Step 3 — We start the search

With your package ready, I can submit competitive offers the day a unit lists. No "let me check with my landlord" delays — you're pre-approved before we walk in.

Privacy & data

SingleKey is PIPEDA-compliant and handles all sensitive data — ID images, bank connection, credit info. I never see your raw bank login or full ID image. I see the verified summary I need to vouch for you to a landlord.
