It is written to give you a starting point for your own research and to help you know what questions to ask. It is not a substitute for individualized professional advice.

No professional advice

Peter Law is a licensed Ontario Sales Representative — not a lawyer, tax accountant, mortgage broker, financial planner, appraiser, or contractor. Content on the Site that touches on:

Accuracy & timeliness

We take care to write accurate content and to cite our sources. However, real estate rules, tax rates, market data, and government programs change frequently — sometimes on very short notice. An article that was current when written may be out of date when you read it. Always check the "Last updated" or "Published" date on each article and confirm the underlying facts before relying on them. We aim to review articles at least once per year, but we do not commit to updating any specific article at any specific frequency.

Market data, MLS®, MPAC & CMHC references

Any market statistics, sales data, or property information published on the Site is derived from sources believed to be reliable — including the Toronto Regional Real Estate Board (TRREB), MLS® system data, Municipal Property Assessment Corporation (MPAC) valuations, and Canada Mortgage and Housing Corporation (CMHC) publications — but is not guaranteed. MLS® and TRREB data can change or be corrected after publication. MPAC values are not market prices. CMHC premium schedules and eligibility rules change from time to time.

The trademarks MLS®, Multiple Listing Service®, and the associated logos are owned by The Canadian Real Estate Association (CREA) and identify the quality of services provided by real estate professionals who are members of CREA. Calculators & estimates

Any calculators or estimates on the Site — including mortgage payment calculators, affordability calculators, closing-cost estimators, land transfer tax calculators, and CMHC insurance premium calculators — provide approximate figures for planning purposes only. Real numbers depend on your credit, lender, closing conditions, property specifics, and factors we cannot see. The underlying inputs (LTT and MLTT brackets, CMHC premium tiers, stress-test qualifying rate, HST/GST rules) can change without an update being reflected in the calculator immediately. You should not make a financial commitment in reliance on any calculator output; actual figures must be confirmed by your lender, lawyer, and accountant.

Dollar figures in blog articles

Where an article states a specific dollar figure — for example "up to $50,000 back", "saves you roughly $3,200", "up to $10,000 fine", "save about $50 per year" — that figure is illustrative and based on published rates or program parameters at the article's "Last updated" date. Actual savings, refunds, penalties, or program benefits depend on individual eligibility, timing, and program rules current at the time you act. Nothing on the Site is a promise that a specific dollar outcome will apply to you.

Past deals, addresses & photos

Sections of the Site — including "Recent" and "Past Deals" — publish information about transactions Peter has participated in as a licensed representative. This typically includes intersection or address, month of closing, sale or lease price, general property type, and short commentary. This information is either derived from records that are publicly available (for example, sold listings distributed via TRREB / MLS® systems in accordance with the applicable rules) or shared with the express permission of the client involved.

Property photos displayed on the Site are used with the permission of the photographer, seller, or brokerage that supplied them. We do not knowingly display any image without the right to do so.

Removal requests. If you were a party to a past transaction and would like your information or photos removed, or if you believe an image on the Site was published without authorization, please contact us. We will investigate and, where appropriate, remove the item promptly.

Testimonials, ratings & subjective language

Any client testimonials, star ratings, deal summaries, or references to past transactions shown on the Site are provided with permission and reflect the experience of specific individuals in specific circumstances. Past results are not a guarantee of future results. Every real estate transaction is different, and outcomes depend on many factors — market conditions, timing, property specifics, and negotiation dynamics — that cannot be replicated.

Some content uses shorthand or subjective language — for example "AAA tenant", "AAA location", "highest sale in the building", "great tenant", "you will win", "the best". These are Peter's own commentary and opinion, not credit ratings, appraisals, guarantees, or verifiable market rankings. They should not be relied on as objective statements of fact. Any comparative or superlative claim ("highest", "best", "biggest") is based on data known at the time of publication and is not warranted to remain accurate.

Airbnb & prior-hospitality references

Some pages reference Peter's prior work as an Airbnb host — for example "400+ Airbnb guest reviews" or a specific star rating. These figures reflect a separate hospitality business and are shared for context only. They are not a measure of real estate service outcomes and should not be treated as predictive of the results any client will experience in a real estate transaction.

No client relationship

Reading the Site, sending a message through the contact form, subscribing to a newsletter, or scheduling an introductory call does not create a client relationship, an agency relationship, or any fiduciary duty. A real estate client relationship is only established once a written representation agreement (Buyer Representation Agreement, Seller Representation Agreement, or a similar form of representation agreement recognized by RECO) has been signed by both parties. Reading a guide about leases, N-forms, or landlord/tenant law does not form a solicitor–client, paralegal–client, or agent–client relationship.

Referral & affiliate relationships

From time to time the Site links to third-party service providers — for example internet or utility providers, tenant screening services (such as SingleKey), or mortgage professionals — that Peter has worked with or refers clients to. In some cases Peter may receive a referral fee, credit, or commission for such a referral. Where a referral relationship exists, we try to note it near the link.
